3 tips to help you get a proper inspection before purchasing your next house

So you've decided to move to Brunswick – congratulations! This is a great suburb you're sure to love and working with your Ray White Brunswick team, you've likely found yourself the perfect neighbourhood to raise your family in. Perhaps you've even found your dream house. 

That's all well and good, but before you make your first purchase, you need to first make sure that the house won't turn into a nightmare once you close. To do this, you need to have a home inspection done on the house so you don't get stuck with a bunch of financial obligations that you didn't ask for. 

Here are the top three things you need to know about inspections before you sign that check.

1. Research your inspector 

First you must inspect your inspector! This person is in charge of ensuring your home is up to code. Read up on some online reviews before you hire the inspector so you don't get  stuck with someone doing a half rate job. 2. Know what you're particular about

Of course, you want to make sure electric is working and the walls are mould free, but is there anything else that you need to have inspected to fit your standards? If water pressure really matters to you, you'll want to check this. Or perhaps you want to make sure the air conditioning is working adequately or just ensuring that there aren't any spaces where snakes or spiders can enter. Your inspector will help point out some of these things, but you shouldn't be afraid of being too picky – this is a major investment after all. 

3. Be there for the inspection

Don't let your inspector go in alone. Technically, it's not mandatory to go to the inspection, but you might learn a lot about your new home if you tag along and see what they're checking and why. A good inspector will actually encourage you to ask questions and get involved in the process. To note, it should take about half of a day, if you are doing it thoroughly enough, so be sure to plan for that accordingly.
