How to spot a good property agent

Buying a property can lead to all sorts of outside pressures. The important thing to remember is to keep a cool head and to not be swayed by the tactics of others, whether they are buyers and friends and family. You need to learn to be able to weed out the good from the bad. But don't worry, here is what you should look for in a good real estate agent.  

Keep calm and hold your ground

If you want to spot a good agent from the rest of them, then you need to exude confidence. This means you need to study up on the property market first, so you can ask them the necessary questions. They are there to support you with your property decisions but not pressure you into paying more than you want to. The key is to communicate exactly what you want from them.

If they are listening to you, then this is a good sign. Pay attention their advice in return but adhere to your gut feeling. Decisions that are made under pressure, especially when dealing with a lot of money, rarely work out in your favour.  Ask the following questions:

  • What leads them to believe this is the right price?
  • How does this price compare to average for the neighbourhood?
  • Ask them if they know the area and to tell you the features, schools, community etc.
  • Ask for time to think about any major decisions.

Talk to their clients if you know any

It is important check their "resume". Talk to people who have bought a house from them and make sure if they seem like the right fit for you. You should be able see your agents prior sales and there is often information to contact the clients. Ask them a few basic details about what they thought about the agent, but the real question should be: what was the asking price was and what did the house sell for? That will give you an understanding of how they operate.
