The popularity of Victorian detached housing rises

The Housing Industry Association's (HIA) New Home Sales Report, which surveys the country's biggest volume builders, reveals just why. In September, the sale of detached housing saw a slow decline in a majority of the mainland states. South Australia, Western Australia and Queensland all recorded respective decreases of 19.8, 8.6 and 5.9 per cent. Even New South Wales, the country's star property market, experienced a 0.5 per cent drop in detached houses sales.

Victoria however, did much better than its neighbours, reporting a 3.1 per cent increase in detached house sales. This was a continuing trend for the state, as it had a 3.4 per cent rise just the month before.

A cooling but positive spring market

Still, sales activity has cooled off since the June quarter for many regions, and Victoria was no exception to this. The number of sales in Victoria in the September quarter was 1.6 per cent lower than in the June quarter.

HIA Victorian Executive Gil King has noted that on the bright side, this figure is still seven per cent higher than 12 months ago.

However, the market is continuing to cool with new supply coming out the pipeline, meaning price changes could very well stall or decline in the near future.
